As a landlord, you have a legal responsibility to ensure all gas appliances, fittings, and flues in your rental properties are safe and properly maintained. Our Gas Safe registered engineers provide comprehensive CP12 gas safety certificates across Newcastle and North Tyneside, helping you meet your legal obligations and protect your tenants.

A landlord gas safety certificate (CP12) is a legal requirement that must be renewed annually for every property with gas appliances. We conduct thorough inspections of all gas cookers, boilers, fires, and pipework, testing for leaks, checking ventilation, and verifying that all installations meet current safety standards. You’ll receive your official certificate within 24 hours of inspection, ready to provide to tenants and letting agents.

Failing to maintain valid gas safety certificates can result in serious penalties including fines up to £6,000, imprisonment, and invalidated landlord insurance. More importantly, unsafe gas appliances put your tenants at risk of carbon monoxide poisoning and gas leaks. Our efficient service ensures you stay compliant while giving you and your tenants complete peace of mind.

Our CP12 inspection service includes comprehensive testing of all gas appliances, checking flue and ventilation systems, inspecting gas pipework and emergency controls, verifying adequate combustion air supply, testing for gas leaks and carbon monoxide, and providing detailed safety reports. If we identify any issues, we’ll advise on necessary remedial work and can complete repairs on the spot in most cases. We work with landlords managing single properties or extensive portfolios, offering competitive rates for multiple properties and convenient scheduling to minimize tenant disruption.
